Finding a Great Home Inspector

As you’re getting your home ready for sale, you may want to do a prelisting inspection. You’ll need to find a good home inspector when you sell your home. Visit ASHI’s website and talk to people you know to find a trustworthy home inspector.

Don’t get a …
Don’t get a referral from your real estate agent, and don’t go to ASHI. ASHI does not enforce their code of ethics, and the qualifications for certification is all hype. I was told about an ASHI inspector that said that a water spot would be fine, that it was old. When it grew in size and also grew mold, it ended up in court. The ASHI inspector lied in his court affidavit.

Sometimes the Inspector that the REALTOR recommends is going to do a soft quick inspection- just because of their human relationship with the Realtor.
It is much more wise to follow advice of a referral from some one who is not going to benefit from the sale of the home.

She makes some good …
She makes some good points, however, she states that the home inspection will take about 2 hours. As a licensed home inspector since 90 in Texas, I’ll just say that if the inspection is less than 3 hours for a small home, you got ripped off. Second, ASHI is a good organization but don’t rely on the fact that just because someone belongs to an organization that they are good or even qualified. Quiz your inspection on how they inspect the house, do they go deep into the HVAC system?, etc.
