What does "call first" lock box mean for Realtors in real estate listings?

by admin on October 20, 2009

I was told it doesnt really mean that you have to actually call the agent first to get permission to view a home. So, what does it mean then? who do you call?

It simply means the family wants to be informed that you are arriving.

It depends on where you are what it means-they want to know who and how many people are going through the property. In North Texas we have a "showing service" that sets up the appointments for us. We call them and give a list of MLS numbers after we give our code numbers and they followup later with e-mails on feedback so that the listing agent can respond to the seller about opinions and such. A lock box code or supra key is not the key to the city! You can be in trouble for being in a house without permission-so the courtesy call is to CY Assets! The ones that you sit on and the ones in your pocket!

Don’t just walk in on the family when they’re jumping out of the shower after working out! It means call before you just pop on in.

I think you should have asked that question from the person that told you what it ‘doesn’t really mean’.

You call the agent………….
He may have information that may save your from extreme embarrasment at best.
It may also apply to calling the tenants or owner.
Out of courtesy don’t assume that everyone who puts a for sale sign out front is ok with someone just showing up unannounced.

You might get told to go away.

The slight detail left out of the other answers is, I think, that the key to the property is kept in a combination lock box hung on the door handle (or screwed to a post) and you have to call to get the combination (which may be changed each day) to get the door key if they let you in alone.

It means that the occupants of the property would like a little notice that you are coming. I try to give at least one hour.

Sometimes it really means other things. Check the confidential remarks.

Your broker should have explained this to you. This generally is not found on the "publicly viewable" information of most MLS providers. If someone gave you their MLS login, please be advised that both you and they are in violation of the conditions of use, and in some states, may even face criminal prosecution. If you’re duly licensed and authorized, please find an office with a competent supervisor now. Your career will thank you for it later.
