Measuring bedrooms for real estate listings?

Hello,

I was wondering if there are any standards for measuring the dimensions of bedrooms. Eg: Do you include the closet area also in the bedroom size.
As an example I have a 7′X12′ bedroom which has a 3′X12′ reach-in closet. Do I list the room size as 10′x12′?

I would include the closet, although most realtors will do their own measuring if they list the property.
