I have been in the Property Management industry for the past 12 years, and have recently received my Real Estate Sales License. I am trying to find out where to start. I am currently a stay at home mom with a newborn, so I don’t have the income to hang my license with a large broker where they charge high fees.
I am thinking about apartment locating, but since everyone can search on the net these days, I don’t know if there is any money to be made there anymore.
I have a few friends that are listed with brokers who charge fees of like $75 per month, but they don’t ever get any leads.
Does anyone know of good low cost marketing ideas that will generate leads?

If you know people in the business (brokers, who you state that you know) I would think THEY would be able to give you some leads. Really, YOU need to speak with people i your area who are IN this business. And really, if our were in the PM industry for 12 years, surely you must have made some connection. I would go with those and ask them. Without benefit of working at a brokerage, your leads will be few and far between. You really need that brokerage connection. (I don’t understand what you mean when you say you don’. have the income to hand your license with a large broker. Most brokerage firms don’t require you to do anything but buy your own keyless lock boxes, your own signs, etc., and then of course split your commissions with them.) Without the brokerage connection, you are an entity of one and to be honest, that does not bode well for you especially in this RE market (depressed). You will get far more listing opportunities with a broker than going it alone, especially as a new agent.

I’m currently licensed in California so i’m not sure, how the laws are in Texas. But yes my office does charge $65 in Errors & Omissions insurance. But for my specific office, it’s definately worth it. Do you want to best way to get leads? Honestly? If you do, you’ll do what i tell you, because it works. (want proof? I’m 18 years old and just graduated High School and i’ve got several appointments already) If you are truly dedicated to making this Real Estate business work, then all you have to do is…need it. That’s all. The more pressure you feel upon needing to sell something, those leads will almost inexplicably come to you. I currently work with the 3rd largest Century 21 Office in the Country. First thing I would do is to investigate the different offices..go to REcommissions.com. For leads, there are many ways to get good quality leads. Our Company teaches several of those in our Boot Camp. By far warm calling is the best. Less then 5% of ALL Real estate agents will pick up that phone and make those calls. There is a difference between cold calling and warm calling. I don’t want to teach you specifics because your new Broker may have their own ideas and you should follow those.
How I got started…I pulled the expireds every night, printed out their previous MLS listing, highligted ALL the omissions and errors the previous Realtor made and went and door knocked and handed these to the seller! $175,000 my first year in business wasn’t too shabby! Dare to be different..there are soooooo many Real Estate agents that are afraid to go meet people! FSBOS..87% this year will list withan agent and most of them will list with the FIRST agent they meet! Why not make it you?
Another idea, since your writing skills tell me you are very intelligent, I’d start researching SEO. I did this on my own and Imy website is now number 7 in my area! I get dozens of linternet eads a day..most aren’t good leads, but 1 or 2 a day,,hey..you will be making $100,000 in no time!
